Guaranty Federal Bank may establish another branch in Tyler - March 29, 2005

Guaranty Federal Bank may establish another branch in Tyler, but the bank on Monday declined to say what it will do with land it purchased.

Deed records and Smith County Appraisal District records show the bank purchased three tracts on the northeast corner of loop 323 and Old Bullard Road from the Briarwood Group Ltd. Partnership. The tracts total 1.79 acres.

Both parties signed a general warranty deed on the property Dec. 17, 2004.

Carolyn Elmore, spokeswoman for Austin-based Temple Inland Inc., of which Guaranty is a part, confirmed the land sale, but would not say what the plans were for the property.

“What I can do is confirm the purchase of the property, but beyond that we’re not going to have any comment right now,” she said.

Briarwood Group co-owner Martin Heines said his company owned the land since the late 1990s. He declined to disclose the selling price.

SCAD records show the three properties have a total market value of $1.03 million, which includes the buildings.

Guaranty has Tyler branches at 522 S. Broadway Ave. and 6910 S. Broadway Ave. Temple-Inland has three business segments, its second largest being its financial services segment. It includes more that 140 Guaranty Federal Bank branches in Texas and California. Information from the bank lists assets of more than $17 billion.

Efforts to reach representatives of those restaurants for comment on their future were unsuccessful Monday.

Joe Warren of Long John Silver’s said owner Yum! Brands is the company authorized to comment on the stores.

According to the city of Tyler building permit records, JDS Restaurants of Shreveport, part of Yum! Brands, submitted an application to construct a new Long John Silver’s and Taco Bell Location at 7425 S. Broadway Ave., near the new Carmike Cinema site. Yum! Brands owns both restaurants.

Plans examiner Joe Hancock said the property is already zoned for restaurant.
